It's a bit hard to double the debt and try to trade it in when you're "underwater" in today's economy by taking on a replacement. The same situation exists in trying to sell it outright if you can't get an offer that will cover the remaining loan especially when it is your home. For the rest of us who are not made of money making another choice not an option you can take on a whim.
