I had a cheap electric power washer, maybe 1,200 psi? I would get it up on the roof about 2-3 times a year and with a bucket of Spic & Span and a soft brush wash and power wash the roof. Then inspect for caulking cracks or spots where it looked suspect. Sometimes needed to peel off the old caulk and reapply. My roof looked brand new when i sold the trailer after 10 years of use and never one leak anywhere. When standing up on the roof where I could look out at the other trailer roofs, you notice how many were in neglected shape, all black looking and you know the caulking must be in the same condition. Worked for me.
